I worked in International Sales then obtained a Paralegal Certificate giving me a better understanding of contracts. After I worked as a Paralegal/Office Manager I then became a Realtor in 2006. Working at Fonville Morisey for 14 years before joining Coldwell Banker, HPW. Just recently I dual affiliated with Intracoastal Realty in the Ocean Isle Beach, NC office. An incredible Thank You Linda Diemer! Linda exceeded all expectations in helping us sell our home in Barton's Creek Bluffs. While it is a seller's market, we learned there is a lot more to selling a home than just accepting an offer. We received a "sight unseen" offer prior to the home officially being active on the market. The offer exceeded the listing price, and we were excited to get the deal done. Linda provided great advice and education. Other factors she strongly suggested we consider involved Due Diligence money, confidence of the buyer being able to secure funding, home inspection status, Earnest Money, closing date, and many other aspects of an offer to purchase. While the offer was good, she indicated with good marketing we could do better. Linda took the time to create a video using a drone and professional photographer. She scheduled 23 appointments on the first active day on the market and coordinated everything. She "staged" the house and brought a couple of pieces of her own furniture into our home, as we had already started moving out. In addition, we had an estate sale prior to the closing date, and she managed the process, we could not have done it without her. In the end, her advice to not accept the sight unseen offer was on point. We received multiple better offers with better terms. She provided us with a spreadsheet summarizing each offer across many factors and walked us through each offer to understand the pros and cons. Once we accepted an offer, the closing was seamless. Knowing the commission breakout between offers is not significant for the Realtor, there is not much upside for a Realtor to try to get a "better" offer knowing the amount of work that is required to get the better offer. Linda could have easily taken the lazy way out and advised us to take the sight unseen offer and we would have been happy. However, she looked out for our best interest and was willing to put in the hard work and professionalism to get us the best offer price and terms.
